What Is the Australian Government 5% Deposit Scheme?
The Australian Government 5% Deposit Scheme allows eligible first-home buyers to purchase with a minimum 5% deposit through a participating lender without paying LMI. The Government guarantee is provided to the lender, while the borrower remains responsible for the full mortgage.
From 1 October 2025, the Scheme has no income caps and no waitlist. Buyers still need to satisfy eligibility, property price caps and the participating lender’s credit requirements.
